The latest figures from the Real Estate Institute of New Zealand (REINZ) show the housing market is continuing to steady, although regional differences remain significant. Nationally, the median sale price in June was $770,000, up just 0.7% compared with June last year. Properties sold slightly faster, averaging 48 days, while new listings increased by 4.3% and inventory rose 7.3% year-on-year.
What does that tell us?
Buyers haven't disappeared.
They simply have more choice.
When buyers have options, they naturally become more selective.
Auckland Buyers Have Plenty To Compare
For Auckland homeowners, this is particularly important.
The Auckland market continues to offer healthy levels of stock, giving buyers time to compare homes before making an offer. At the same time, Auckland's median house price has remained relatively stable over the past year, while consumer confidence remains subdued because many households are still managing higher living costs and borrowing costs.
That means buyers are asking more questions than ever.
They're comparing not just price, but value.
What Buyers Notice First
When buyers walk through your front door, they're not usually looking for perfection.
They're looking for confidence.
Can they picture themselves living there?
Does the home feel well cared for?
Has obvious maintenance been looked after?
Will they need to spend money immediately after moving in?
First impressions still matter enormously.
Sometimes it's the simple things that make the biggest difference:
Fresh paint
Clean windows
Tidy gardens
Good lighting
Decluttered living spaces
A welcoming entrance
None of these have to cost a fortune.
But together they help buyers feel comfortable.
And comfortable buyers are far more likely to make offers.
Price Still Matters
This is often the hardest conversation to have.
Every homeowner naturally believes their property is worth a little more than the one down the road.
That's completely understandable.
After all, you've lived there.
You've created memories there.
You've spent weekends maintaining it.
Buyers don't see those memories.
They compare numbers.
Today's buyers have access to recent sales data, online estimates and mortgage calculators before they even attend an open home.
If the asking price feels out of line with comparable properties, many won't even come through the door.
That's why pricing isn't about getting the highest number possible.
It's about finding the number that encourages the right buyers to engage.
Interest Rates Continue To Influence Decisions
The Reserve Bank recently increased the Official Cash Rate to 2.50%, bringing more certainty after months of speculation about where interest rates were heading. REINZ noted that while higher borrowing costs remain an important influence, buyers and sellers have largely been adjusting to this environment throughout the year.
For buyers, this means affordability remains front of mind.
They're not necessarily offering less because they want to.
They're offering what comfortably fits within their lending limits.
The Questions I'm Hearing Most Often
The conversations I'm having with homeowners lately are remarkably similar.
"Should I wait until next year?"
Maybe.
But nobody can promise what next year will look like.
The best time to sell is often when it suits your personal circumstances, not when someone on social media confidently predicts the future.
"Do buyers still negotiate?"
Absolutely.
Good negotiation has always been part of buying property.
The difference today is buyers often arrive with much more information than they did five or ten years ago.
"Should I renovate first?"
Sometimes.
A fresh coat of paint, tidy landscaping and fixing small maintenance issues often deliver excellent value.
A brand-new designer kitchen isn't always necessary.
In fact, sometimes buyers would rather choose their own.
Behind Every Property Is A Person
One thing I love about real estate is that every property has a story.
Some families are welcoming a new baby.
Others are downsizing after decades in the same home.
Some are relocating for work.
Others are moving closer to grandchildren.
Real estate isn't just about houses.
It's about people making important life decisions.
